Many families use life insurance to pay this kind of tax so the cottage or savings can stay in the family.
How this works (from the Canada Revenue Agency)
- On a person's final tax return, they are considered to have sold all their capital property (like a cottage, rental or investments). This is called a deemed disposition, and it can create a capital gain.
- Generally, the value of an RRSP or RRIF is included in the person's income for the year, unless it goes to a qualifying spouse or partner, or another exception applies.
- Property left to a spouse or common-law partner can often move over with no tax right away, if conditions are met. The tax may then come later.
- Generally, half of a capital gain is taxable. A home that was your principal residence every year you owned it is usually not taxed.
